Stage 2: Evaluation and Planning - Land Use Planning -

Redevelopment Options

The redevelopment options for a former service station site may be limited by a number of factors. For example, the size of the site may physically limit viable end uses or the level of contamination may limit the property to less sensitive uses. If risk management is being employed, uses of the site - or parts of the site - may be further limited. It is important to consider redevelopment options in conjunction with site management options and municipal approvals in order to obtain the best land use with the highest value.

Planning should incorporate best practices to promote a sustainable community and strong interaction and cooperation between the property owners, developers, and public stakeholders. Public consultation is recommended at this stage to evaluate community participation, gauge acceptance, and provide feedback into the brownfield redevelopment project.
